Our background checking process is founded on several elements including:
- Income Verification – Nesbitt Realty checks and confirms prospects for continued employment, salary, job status and job title. Depending upon the applicant's debt load, a tenant needs to earn not less than 3 to 4 times the monthly rent in gross income to qualify for rental.
- Credit History – The applicant's credit history informs us about the applicant’s current and past performance as far as debts and other obligations. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Criminal Record & Evictions – Nesbitt Realty & Management knows it's crucial to know the criminal and public court records of the applicant on every rental in Northern Virginia. Real Estate Owners should be aware that the majority of other property managers do not look at court records.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
